INITIAL CONSULTATION AND PROGRAMMING.
For the initial meeting we begin with a questionnaire and general discussion about the Project. The process is to listen and collect all of the input from the Client through discussions and collected images to get a better understanding of the Client as to their wishes and their desired results. Like all Projects they are fluid and in constant movement and need to be developed over a period of time.
Discuss all of the local rules and regulations and to gather all the necessary information for the Project and any other requirements from the Client that will need to be implemented.
To further discuss conceptual ideas and plans with the Client to arrive at a general understanding for the overall Design Direction of the Project.
CONCEPT AND SCHEMATIC DESIGN PHASE.
Using all the gathered information which includes the Client’s requirements, program criteria, context of the location will all be used to arrive at a clearly defined concept, schedule and budget. This phase includes a sequence of schematic design drawings ( Site Analysis, Program Analysis, Space Relationship Diagrams and Layouts that illustrate the scale and relationship of the program components. This usually consists of 2-3 stages and will also depend on the complexity of the Project.
We shall deliver the following:
• Preliminary Design | Concept Stage.
• Preliminary Plans, Elevations and Important Sections.
• Schematic Design Selections for Furniture, Lighting, Fabrics.
DESIGN DEVELOPMENT PHASE.
We shall establish a clear and coordinated description of all the different aspects of the design. Documentation herein is further developed in specificity and detail which includes comprehensive plans, elevations and any necessary material and equipment selections needed for the Project. In addition, we shall further develop the F.F.E. for the entire Project. The information created herein shall become the basis for the Construction Documents to follow.
We shall deliver the following:
• Design Development Drawings ( For Information) to be submitted for coordination with the engineers and any other consultants needed for the execution of the Project. All layouts, plans, sections, elevations, and any other necessary details to communicate the Design and for any additional discussions or clarifications that arise.
CONSTRUCTION DRAWINGS PHASE.
After completion of the DD Phase, we will further develop all of the necessary and required drawings and details for the construction of the Project. In addition, finalize all the Furniture, Lighting, Soft Furnishings and the Artwork and Accessories Package. A4 Books.
• Tender Drawings: for the nominated Contractor to use and allow them to submit their construction costs. The CD documents set includes " For Final Construction Drawings" and Architectural, Interior Architectural and Specification Documents in A4 book format.
• Tender Stage: We shall assist the Project Management team (PM) or Construction Management team (CM) for bidding purposes only. Clarifying drawings, documentation and answer all question about the design intent.
• Construction Drawings: We shall gather all drawing amendments in Tender Stage and add any other necessary details for the construction contract.
IMPLEMENTATION / CONSTRUCTION COORDINATION.
To assist the Construction Management team to Check and approve construction shop drawings which will be developed and proposed by the selected contractor.
Oversee construction process to assure that the Design will be implemented properly. This inspection process is part of Interior Architecture design service, not to be understood as a Construction Management service.
Check and provide defect reports of related scope of work after completion.

DEVELOPING A COHESIVE PLAN.
Floor plans delineated clearly to indicate the final stages in the furniture layouts and material placement. How the spatial planning becomes important, and to be considered, along with the sizes of each piece used to maintain a cohesive flow throughout the space.
SELECTING THE FURNITURE AND LIGHTING.
Furniture Matrix Studies that indicate the different types of furniture and lighting to be used within each of the spaces. This will help convey a better understanding of how each piece, design style can be used in a harmonious way. Wood selections and textures, Metal finishes and textures, Soft textures. Each element is thoughtfully considered in a cohesive whole.
DEVELOPING THE MATERIALS AND FINISHES.
The use of Material Boards to express the overall design directions for the envelope of the spaces and to indicate the balancing of the different materials, colors and textures against one another. This becomes a backdrop for the Furniture and Lighting to be integrated as a cohesive whole.

We work with various studios to match our designs and the Clients expectations with an outcome that clearly defines the Architecture and Interior spaces with a high degree of accuracy for the Final Design. COMPLETE CONSTRUCTION DOCUMENTATION.
We provide complete and thorough Construction Documents for all plans, elevations, sections and details for the Entire Project. This ensures our vision from start to finish, the final result for the Project, can be controlled to the smallest detail. We focus and obsess over every detail and the accuracy of the work.
